Mayreau Island, the Grenadines. 12038’00”61024’00”W
Located in the southeast Caribbean about 110 miles west of Barbados.
Seven miles south of Canouan Island (new International Airport) the island of Mayreau is unquestionably the most exciting development prospect in the West Indies. A completely un spoilt paradise at the very heart of the Grenadines.
A tiny cay, 4 sq. km (1 1/2 sq. miles) of land, Mayreau is a privately owned island shared by a hotel and a little hilltop village of about 200 inhabitants. There are two good restaurants on the island, a hotel and a small guest house.
Mayreau forms the western perimeter of the world famous Tobago Cays National Park and Marine Reserve where 5 miles of coral reef encircle four desert islands set in an incredible turquoise lagoon.
Total vertical projection area is 1.0 acres. The beach front is 281 ft away and the plot is elevated approximately 300 ft.
1 acre plot of relatively flat land located on the edge of a development on Windward Bay, Mayreau
The beach is beautiful deep coral sand, the water aquamarine and has reef and seaweed in areas but is calm enough to swim protected by reefs. The swimming, snorkeling and diving are world class.
- Newly built access road to the plot
- Outstanding views over the aquamarine Tobago Cays and Grenadines
- Excellent location, three west coast beaches within walking distance
- World famous Salt Whistle Beach 10 minutes walk
- Proposed concrete access road w/ underground infrastructure
- Canouan International airport 20 minutes water taxi.
- On island 5* Boutique Hotel & Marina planning permission granted in principle
- Saving of 40% from market value
- 70% mortgages available on house build
The plot slopes very gently behind the beach rising up to and slightly over the ridge and includes a small hill top. The main road is on the eastern side of this hill. Views from the hill are spectacular and include Canouan (link to photo) and Saltwhistle Bay (link to photo) to the north as well as panoramic sunset views west and south to Union Island.
West facing sunset views mean the green flash can be seen here by night. Views over the beach and Caribbean Sea are uninterrupted. These are unimaginably perfect aquamarine pristine waters. You can see mountaintops on Union island, over the picture perfect, uninhabited Catholic Island and across the west coast.

Stunning ocean, island and beach views
The location here is prime, elevated yet yards from the beach with magnificent overlooking the National Heritage site of the World Famous Tobago Cays, one cannot get a more aquamarine emerald studded view for the bedroom, living room or pool terrace of your villa. Building contractors can create your home with materials from mainland St. Vincent and South America as showcased on Mustique
The proposed road will be maintained by the Mayreau Garden Company and there will be a yearly service fee. Cable, telephone and electricity will be built in underground to each site.
Propped up against the huge success of Mustique (last home sold for USD 50 Million in 2008) and of the neighbouring, Canouan Island with their Grenadines Estate Villas selling from USD 2.5 – 4 + Million you cannot imagine a more savvy investment into the ever growing millionaires playground that the Grenadines is.
This land/or a build here will benefit from considerable growth with the consideration of the development of Mayreau’s Marina. (Island detail below *)
CANOUAN HAS BECOME SAINT VINCENT AND THE GRENADINES TRUE INTERNATIONAL AIRPORT
A joint airport expansion project between the Government of Saint Vincent and Canouan Resorts Development Ltd both have invested millions to make Canouan Island a true International Airport. This has been achieved by extending the runway from 3500 feet to 5871 feet. This extension will allow Aircraft as large as the Boeing 737 and Airbus 320 to land and take off safely.
International Airport St. Vincent
On 16th of August 2006 the Government announced that they are forging ahead with the development of an international airport in St. Vincent. The International Airport at Argyle will be completed by end 2011. Work has begun on the site.
